Trinity Church NYC and Settlement Housing Fund Announce Plans to Develop 120 Affordable Apartments at 50–58 Cliff Street in Lower Manhattan

New York, NY — Trinity Church, an Episcopal parish in NYC, and Settlement Housing Fund, a leading nonprofit affordable housing developer, today announced plans to develop a new 120-unit affordable housing community at 50–58 Cliff Street in Lower Manhattan. The project will transform the site into a vibrant residential building that provides much-needed affordable homes for New Yorkers.

The building will be constructed on land owned by Trinity Church adjacent to St. Margaret’s House, a 249-unit affordable senior housing residence founded by Trinity in 1981. The new development will offer approximately 120 permanently affordable apartments for low-income households, including units set aside for formerly homeless individuals and families. The building will feature high-quality, sustainable design and community-oriented amenities such as outdoor use spaces, a food-focused learning space, and flexible spaces for events, workshops, and community programming. Trinity selected Settlement Housing Fund as the developer through a competitive proposal process that prioritized 100% affordable housing to address the affordable housing shortage in the community. Trinity will maintain ownership of the land though a 99-year lease.

Designed by Dattner, the development at 50–58 Cliff Street is expected to advance the City’s goals for equitable neighborhood growth, supporting residents with access to transit, employment, and community resources.
