Grantee Spotlight: Zambia Anglican Council
The Zambia Anglican Council (ZAC) supports the costs of seminary training and clergy stipends and pensions for the five dioceses in Zambia. The Council also supports the diocese’s community work in health, gender, and other development issues.
ZAC constructed a twelve-unit apartment complex on prime property in the heart of Lusaka. Trinity contributed 46% of the total budget with ZAC raising the rest of the budget from a local commercial bank loan (15%), a United Society Partners in the Gospel low-interest loan (12%), and their own assets and fundraising (27%). The complex is named for Bishop Selby Taylor, who acquired much of ZAC’s current property during his episcopate in the 1940s.
In 2020, the Selby Taylor complex repaid its commercial loan six months ahead of schedule; resumed clergy salary support to the dioceses; and ended the year with 100% occupancy. The building generated $110,500 in net operating income (NOI). ZAC allocated 91% of the project’s NOI ($101,000) to aggressively pay down the project’s debt service and 9% ($9,500) to clergy salaries and pensions.
With the commercial loan paid off, the Selby Taylor complex remained fully occupied in 2021. The building generated $111,000 in NOI. ZAC allocated 80% of the project's NOI ($89,000) to ministry, including direct diocesan support and clergy pensions; 14% to the project’s debt service ($15,500); and 6% for operational reserves ($6,500).
